What does a roof inspection check?
A roof inspection checks the condition of your shingles, looks for hail and wind damage, and checks the flashing, pipe boots, valleys and vents. Many inspections also look at the gutters and the attic ventilation, since both affect how long a roof lasts.
Shingles and granule loss
Asphalt shingles are covered in granules that protect them from the sun. As a roof ages, the granules wear off and collect in the gutters.
Some granule loss is normal. Heavy granule loss, bare spots or curling shingles are signs that a roof is wearing out or has been damaged.
Hail damage
Hail can crack or bruise shingles without leaving an obvious hole, so hail damage is often hard to see from the ground.
Gutters, vents, downspouts and window screens are also checked for dents, which are a common sign that hail was large enough to damage the roof.
Wind damage
Wind can lift shingles and break the seal that holds them down, even if the shingles do not blow off.
Lifted, creased or missing shingles, especially along the edges and ridge of the roof, are common signs of wind damage.
Flashing, pipe boots and ventilation
Many leaks start around chimneys, walls, pipe boots and valleys, where flashing and sealant wear out over time.
Attic ventilation matters too. Poor airflow traps heat and moisture under the roof, which can shorten the life of the shingles.
